Sealcoating, also referred to as pavement sealing, is the application of a protective coating to asphalt pavements. Sealcoating your asphalt adds a layer of protection from the elements.

Is sealcoating worth it? Fox Valley Superior Asphalt experts say, “Yes!” Rays from the sun, heavy traffic, snow and ice, oils and other chemicals can lead to the damage of your asphalt pavement.

Sealcoating protects and adds longevity to your asphalt. The sealcoat fills in any minor surface damages and provides a protective layer from future wear.

What Is Sealcoating?

Asphalt sealcoat is made of asphalt bitumen, a liquid binder that has been heated up to a thick and sticky consistency. Sealcoating helps protect the asphalt from damage of harsh weather, water, and the sun. It also restores the smoothness and color of the surface. Sealcoating helps maintain the safety and longevity of your asphalt or blacktop pavement.

How Often Is Sealcoating Needed?

Your first application should be done about 9-12 months after your new asphalt is paved. To maintain the quality of your asphalt pavement, apply sealcoat every 2-3 years depending on the amount of traffic and current condition of your pavement. The sealcoating process takes about 24 hours from start to finish, ready to go!

The Sealcoating Process

When the surface of your asphalt pavement turns gray, this means the top level of asphalt bitumen has worn away. This can occur naturally through time, sun, water, snow, ice, heat, and wear. Loose grave on your pavement can also be a sign that the asphalt bitumen is wearing away. Loose gravel that is coming from your pavement needs to be attended to before cracking begins. If cracking begins, it is very important that you begin the repair and sealcoating process. Left alone, the asphalt or blacktop pavement will crack further, and potholes will develop.

Your asphalt or blacktop paving contractor will help you assess the current stat of your pavement and you determine the steps needed to take prior to sealcoating. Keeping an eye on the weather prior to sealcoating is important. It should be at least 50 degrees throughout the 24 hour period of application and setting. Also, no rain for the 24 hours in an important consideration. Carefully and professionally, your asphalt contractor will apply at least two coats. Once complete, the sealcoating cures for 24 hours before allowing travel. Keeping up on your asphalt or blacktop maintenance is key to the safety and longevity of your pavement.
